Since 2010
Pressure Washing Lakeland, One Home at a Time
Colie Goodrich started Top Down Exterior Cleaning in 2010 with a simple goal: give Lakeland homeowners top-notch pressure washing and paver sealing from someone who actually cares about the result. Before that, he was a firefighter living on a sailboat in Kauai, until a trip home to Lakeland changed everything. He still wanted to work from a truck with pumps and hoses, but be home for dinner every night. Now the fight isn’t against fire. It’s against the mold, mildew, and grime on Lakeland homes, and Colie and Sara take it on together, one house at a time.

Lakeland Pressure Washing Questions Answered
Straight answers to the questions Lakeland homeowners ask us most before booking a pressure wash.
What does Top Down Exterior Cleaning do?
We are an exterior cleaning company in Lakeland, FL. We handle pressure washing for driveways and concrete, soft washing for roofs and house exteriors, and brick paver sealing. We also clean gutters, fences, pool decks, patios, awnings and commercial buildings across Polk County.
How long has Top Down been pressure washing in Lakeland?
What should I look for before hiring a pressure washing company in Lakeland?
Do you seal pavers as well as pressure wash?
Yes, and it is what we are best known for. Paver sealing is a separate service from pressure washing. We clean the pavers, re-sand the joints, then seal them, which locks in the color and helps keep weeds, mold and oil stains from setting in. Full details are on our paver sealing page.
Do I need to be home during my house wash?
Not usually. As long as we can reach an outdoor water spigot and your gates are unlocked, we can wash your home while you are at work or running errands. We just ask that you close all windows and doors, move cars away from the house, and keep pets inside until we finish. We will let you know when the job is done.
How do I get a free estimate, and how soon can you come out?
Call (863) 904-8956 or send the form on this page. Tell us what you want cleaned and roughly how big it is. For a lot of exterior work we can give you a number over the phone without walking the property first, so you are not waiting on an appointment just to find out the price.
What makes Top Down different from other Lakeland pressure washing companies?
Exterior cleaning is all we do. It is not a side service bolted onto a landscaping or handyman business, so the equipment, the cleaning solutions and the crew are built around one job. The same family has run Top Down since 2010, we carry insurance, and every quote is free. We cover Lakeland, Winter Haven, Bartow, Plant City, Auburndale and the rest of Polk County.
